HAROLD WARD, President

Mr. Ward has been with Paul Associates for 17 years as a property manager and technical director.  He has expertise in the management of contractors, contract negotiation and the physical aspects of property management.  As a licensed general contractor and master electrician, Mr. Ward has had 25 years experience in diagnosing physical problems associated with building and devising permanent, creative, cost-effective solutions.  He has knowledge of all aspects of plant operations including boilers, chillers, water heaters, as well as knowledge of general construction practices, plumbing, etc.  He has supervised the installation of various types of roofing materials for a variety of roof configurations and has knowledge regarding various code requirements.  Mr. Ward is intensely involved in the day-to-day operations of our properties.  He supervises in-house maintenance personnel and assists in the resolution of technical problems pertaining to HVAC, plumbing, and electrical, and general construction.  Because of this knowledge, Mr. Ward is able to derive realistic and accurate operating budgets and reserve schedules.  Mr. Ward holds a real estate license for Maryland, Virginia, and the District of Columbia.  He is a candidate for the designation of Certified Property manager by the Institute of Real Estate Management (IREM).

Mr. Ward’s previous accomplishments and experience include:

•    Founded and supervised an electrical service/construction company which is still in operation.
•    Co-founded a mechanical maintenance company whose primary function is to perform routine maintenance on HVAC systems for communities who do not have on-site maintenance personnel
•    Has sixteen years experience in managing of construction projects ranging in value from $500.00 to $1,500,000.00
