Paul Associates has been providing “Excellence in Property Management” since 1976 in the Washington Metropolitan area. Unlike many other companies who list property management among their services,
the care and management of property is our only business. We have established a select clientele for whom we provide a full range of association related services including property management, financial services and maintenance services with our in-house maintenance department. Our current portfolio includes all types of community associations – Cooperatives, Condominium, and Homeowners Associations – throughout the D.C. metropolitan area. These associations vary in configuration from town homes to high-rise buildings, from historic older buildings to new, state-of-the-art construction.
Paul Associates has assembled an experienced and qualified staff that can assist communities with long-range planning for future needs; identifying those needs; prioritizing them; and exploring realistic funding for those needs. As Managing Agent, the Paul Associates team is dedicated to taking over community inspections as part of our “hands on” approach to building management which means physical inspections of the community and familiarity with its many systems, oversight of ongoing maintenance contractors, and the daily accounting and administrative duties required of the association.
In summary, Paul Associates believes that management of a community means proactive – not reactive – management. Protecting, preserving and enhancing the structure are of vital importance to each and every owner. Protecting the asset is not achieved merely through paying bills and writing management reports, although these are important, we believe it is also necessary to provide frequent physical inspections, creative problem solving, and careful attention to the needs of the community.

Our company strives to look for solutions that make sense for you and your property, not always taking the easy road. We listen. We'll take the time to understand an issue before making a recommendation to solve the problem. As an example in a new property contract, the residents complained that a chiller unit was excessively noisy and was intrusive to their peaceful neighborhood. The previous management company concluded the only solution was to replace the chiller. Our team got involved with the chiller noise problem and, because of our diverse background in building and design, we narrowed the chiller noise to a single part in the unit. We installed a replacement part for the chiller.
Creative
We always act in the best interest of our clients to maximize their enjoyment and value of their property. In one good example, a downtown DC property we manage is close to a site where a famous event was scheduled. Residents told us that several news crews had, at another time, used the roof of the property as a video camera placement for a previous event. The Paul Associates property manager was quick to realize the potential for this opportunity and drew up a single-use rental agreement for roof space for the news crews during the event. This rental agreement brought in additional funds to the residents homeowners association that could be used to offset other costs.
Honest
At Paul Associates we do not believe in reverse equity. In the case of property management this means proper and appropriate planning for all expenses short term and long term. Long term expenses are not always apparent and can easily be forgotten in budgeting and planning. This long range view is critical to a well run property, giving the residents high value and an expectation that the property value will be maintained and that their assessments will be consistent. Can you imagine purchasing a home and then getting a letter from your association six months later stating each resident has to pay a special fee of $10,000 to cover the cost of some special repair? Occasional and large expenditures such as HVAC replacements or parking lot paving are expensive bills. Slowly building up budget items for these expenses over time is responsible property management that works for you. Our Paul Associates manager will survey all aspects of the property for condition, maintenance, and likely replacement and build a reasoned, long range plan to care for the property.
